Sealcoating isn’t just about appearance, even though it can completely change the look of your driveway or lot. The real reason to sealcoat is to lock out water, oil, UV damage, and wear from vehicles. Without it, asphalt slowly dries out, cracks, and breaks down.
We use a high-grade emulsion-based sealcoat. It’s brushed on by hand for full coverage and no overspray. That means clean edges, no splash marks on curbs, and a better finish that lasts longer than spray-on jobs.

Edge Trimming
We cut by hand around concrete, steps, and garage edges to keep everything sharp.
Hand-Applied Sealcoat
Brushed on for better control and longer life. We don't rush this process.
Full Surface Clean
We sweep and blow off all loose gravel, dirt, and dust. Oil spots are scrubbed and primed to help the sealant bond.
Most jobs are walkable by 3-4 hours and ready for vehicles in 12-24 hours, depending on heat and humidity.
Dry Time
When To Get It Done
A good time to sealcoat is when the driveway starts to dry out and lose its deep black colour. You’ll usually notice it turning light gray, especially in the high-traffic areas. If there are small cracks forming or the top layer is starting to feel rough and brittle, that’s a sign it’s time.




Driveways that are chipping out or developing loose gravel at the surface usually benefit from sealcoating before things get worse. It won’t fix deeper issues, but it does help preserve what’s still solid underneath.
We also look at the weather before booking anything. It has to be warm and dry for the material to bond properly. If the conditions aren’t right, we’ll wait it out and reschedule as needed.
