Our steps for guaranteeing you a refreshed long lasting and high quality driveway or lot.

Prep and Clean-up

Before any work begins, we make sure the surface is fully cleared of debris, weeds, and dirt. This is a critical step to make sure materials stick properly and hold up over time. We also tape off surrounding areas and keep things tidy, especially around garages, curbs, or landscape edges.

Crack Filling or Pothole Repair

We use hot rubberized crack filler to seal up open gaps and stop water from getting into the base layer. For potholes, we use cold patch or build up layers using crack sealer, depending on what gives a better hold. These steps protect your surface from spreading damage and make everything more level for sealing.

Once the repairs are done and the surface is ready, we apply a professional-grade emulsion sealcoat to lock it all in. This coating helps protect against UV damage, water, oil, and salt, and gives the surface that clean matte black finish. We apply it by hand where needed for control and coverage.

Sealcoating

After sealing, we clean up, remove any tape or covers, and walk the site with you again if you’re around. We’ll let you know the dry time and when it’s safe to drive or park on. For commercial lots, we offer evening and weekend service so your regular business hours aren’t disrupted.

Wrap-Up and Dry Time

How long do I wait for it to dry?

The emulsion sealer cures for foot traffic after 3 hours, and can be driven on after 12 hours under ideal conditions. If there is light precipitation or very high humidity it could be longer.

What products do you use?

We use a high-quality asphalt emulsion sealer, and for cracks, a commercial-grade rubberized crack filler. If patching is needed, we use cold patch and can layer it with sealer or rubber to help it last longer.

Yes. Evenings and weekends are available for both residential and commercial jobs. We try to avoid disrupting your business or daily traffic when possible.

How do i prepare for your arrival?

We ask that the surface be cleared of vehicles and personal items. We’ll handle the rest, including debris blow-off and weed removal if needed before sealing.

How much does it cost?

Our pricing varies depending on what is needed. For a full step process, with crack sealing and complete sealcoat for a 2-car driveway, is generally $349. Crack sealing only, depends on the amount of linear feet with a minimum of $75.

How long does results last?

We go above and beyond with our prep process to get the most life out of one job as possible. Although the longevity of the job depends on a few factors, typically it could use a fresh coat between 2-3 years, or once cracks, rubble and debris start being exposed.
